The developer of the STOLY Residence project, active in residential construction in Slovakia, is behind projects that combine modern design with an emphasis on sustainability and integration into the natural environment.
In the past the developer has delivered projects such as Hrebienok Resort, Panorama Residence in Poprad and the PRI LESE residence in Mlynica, creating comprehensive housing for various target groups. It cooperates with the general contractor CPMP s. r. o., which has experience delivering demanding projects such as Elements in Tatranská Lomnica and TATRA SUITES Vila Himalaya.
Developer profile and key projects
The PRI LESE residence is a model example of suburban development in harmony with nature. The project, located in a quiet part of the village of Mlynica, offers four types of housing: terraced houses, bungalows, two-storey family houses and a variation on them. All units are designed as low-energy, with usable areas ranging from 57.45 m² for terraced houses up to 238.79 m² for the two-storey variants. An important aspect is the integration of public amenities, including a playground and a community zone, which strengthens the social dimension of the location. The architectural concept emphasises a unified visual style, the use of modern technologies and maximum privacy for residents through a strategy of spacing between buildings and natural barriers.
The second phase of Hrebienok Resort, in the mountain setting of the High Tatras, responded to growing demand for luxury second homes. Construction was completed in 2019, and the project delivered above-standard apartment living comprising 138 residential units with wellness and fitness facilities. Construction took place on the site of an unfinished House of Culture, with architect Branislav Rzyman designing buildings with four above-ground storeys that visually correspond with the surrounding mountain environment. Hrebienok Resort II also won an award for its contribution to society in the Building of the Year 2019 competition, with the jury particularly appreciating the highly refined architectural and urban achievement carried out in the exposed and dominant mountain setting of the High Tatras. The project's high cost underlines its orientation towards investors with strong purchasing power.
This urban residential complex in the wider centre of Poprad combines access to services with views of the High Tatras. The nine-storey towers contain apartments from 33 m² up to four-room units, with the upper floors equipped with the DOMOTRON system for smart home management. A significant feature is the multifunctional court on the shared terrace, which encourages interaction among residents. Its location in the immediate vicinity of the MAX shopping centre and AquaCity ensures excellent access to services, so the project appeals to a broad spectrum of buyers, from young families to seniors. Further phases are also planned for this project, after the completion of which a new district will arise in Poprad, providing residents with comprehensive urban facilities and convenient infrastructure.
General contractor profile and key projects
The Elements complex represents premium residential construction in the heart of the High Tatras. The project, located in the immediate vicinity of the world-famous Lomnický štít peak, combines modern design with elements of mountain architecture. Five buildings inspired by the natural elements (wood, metal, water, earth, fire) offer 55 residential units with views of the Tatra panorama. Here CPMP s. r. o. applied energy-saving technologies including heat recovery and photovoltaic panels, earning the project a BREEAM Excellent certification and placing it among the most ecologically advanced resort complexes in Central Europe. Construction took place on a revitalised site, during which 85% of all waste materials were reused or processed.
CPMP s. r. o. acted as the supervisory body during construction of the second phase of Hrebienok Resort, where it participated in implementing energy-saving technologies and in quality control of the materials used, with an emphasis on using materials from the region. A significant contribution was the optimisation of construction processes, which made it possible to meet the completion deadline despite the complicated mountain terrain.
For the Vila Himalaya project in Tatranská Lomnica, CPMP s. r. o. delivered the construction of six apartments with views of Lomnický štít. A key element was the installation of a lift and a security system with camera surveillance, in line with luxury accommodation standards. The use of regional building materials while maintaining a modern design became the hallmark of this project.
CPMP s.r.o.'s role in Mlynica included coordinating the construction of utility networks and access roads, which had to be designed with regard to protecting the biocorridor of the adjacent forest. The emphasis on ecological aspects was also reflected in the choice of insulation materials and in a rainwater-collection system for irrigating the shared green areas.
